By-laws are used to describe and define how a condominium corporation governs itself. By-laws can cover a wide range of matters but mostly focus on the governance of the property and the methods that the board of directors (the “condo board”) will use to carry out their duties. Rules define condo living and can be used to regulate the use of units and common elements. They must serve the purpose of either:
Promoting the safety, security or welfare of the owners, property, and assets of the condo corporation; or
Preventing interference with the use and enjoyment of the units, the common elements, or the assets of the condo corporation.
